Transforming an Illegal Structure
Situated in Kanda Nishiki-cho, Japan, the SAISEI Office Building represents a bold endeavor by Saisei Kenchiku Laboratory to revitalize a 53-year-old illegal structure. Hindered by its unauthorized status and obstructing public open spaces on both sides, the building’s potential remained untapped. The project sought to rectify this by legalizing the structure and reimagining its role in enhancing the surrounding urban fabric.
Reducing and Reimagining
To address the building’s encroachment on public space while enhancing its aesthetic and functional appeal, a strategy of “reducing the structure” was employed. The exterior wall line was recessed to align with adjacent buildings, and the floor area was reduced, while retaining the existing frame. This innovative approach not only legalized the building but also created a visually striking “thick surface” that seamlessly integrates with the surrounding open space.
Maximizing Common Areas
A key aspect of the renovation was the transformation of the building’s interior to maximize common areas and foster community engagement. By reconfiguring the floor plan and creating a void that runs through the entire floor, a spacious common area with evacuation routes, vertical flow lines, and ample natural light was realized. The atrium space serves as both an environmental feature, capturing north-facing light and facilitating natural ventilation, and a communal gathering space.
Blurring Boundaries
The reduction of the structure resulted in the creation of balcony spaces that blur the distinction between indoor and outdoor environments. This duality enriches the building’s spatial experience, inviting occupants to engage with both the interior and the cityscape beyond. The U-shaped one-room plan ensures continuity between the interior and exterior, fostering a sense of connectivity and openness.
